Quitclaim vs Warranty Deed: What's the Difference

Using a quitclaim where a warranty deed is required can void a sale. Know the difference.

Quitclaim deed
Transfers whatever interest the grantor has — no warranty of title. Common for divorces, estate cleanup, and trust transfers.
Special warranty deed
