Quitclaim vs Warranty Deed — When to Use Which

Quitclaims are fast and cheap — and they transfer nothing if the grantor had nothing. Warranty deeds carry promises that can be sued on later.

Deed type determines what you're getting (and giving). Quitclaim is a release of whatever interest the grantor has — nothing more. Warranty deed includes covenants of title.
